1. Tenancy & Rent Payment

📌 Rent Payment (Sec. 5)

📌 Rent Increase (Sec. 6 & 7)
Old Tenancies (before 1950): 5% p.a., merged every 10 years
New Tenancies: 5% p.a., merged every 10 years

📌 Fixed-term Tenancy (Sec. 8)
➝ Max duration 3 years


2. Eviction & Possession Recovery

📌 Tenant Eviction (Sec. 9)
➝ Rent unpaid for 4 months
30-day noticeEviction allowed

📌 Immediate Possession (Sec. 10)
Armed forces/Govt. employees → File within 1 year of retirement
Senior citizens → Can reclaim property after 3 years of tenancy


3. Legal Proceedings & Dispute Resolution

📌 Illegal Eviction (Sec. 11)
➝ Tenant must file complaint within 30 days

📌 Eviction Process (Sec. 15)
